Construction

The unit is designed as a two-axis steel moment frame. Secondary beams transmit the loads to the primary beams, and from there the forces are transmitted to the corner posts via rigidly designed ceiling and floor corner fittings.

Standard exterior dimensions

The basic exterior dimensions of standard living units are described in the table below.

Load-bearing ceiling frame

The ceiling frame is made of steel profiles 4 to 6 mm thick (main longitudinal and transverse beam); steel grade S235JR (EN10025-2) or S355MC (EN10025-2) with yield point ≥ 235 N/mm355 or ≥ 355 N/mm2, respectively.
The cross members in the ceiling are made of wood. The steel ceiling frame complies with the requirements of the EXC2 execution class according to EN 1090-2.

Unit load-beating corner posts

The unit corner posts are made of galvanized steel profiles with 3-8 mm thickness; steel grade S350GD + Z140 (EN 10346), yield point ≥ 350 N/mm2;
The steel corner posts comply with the requirements of the EXC2 execution class according to EN 1090-2.

Load-bearing floor frame

Steel floor profiles with thickness between 3 and 6 mm; steel quality S235JR (EN 10025-2) or S355MC (EN 10025-2), with yield point ≥ 235 N/mm2 or ≥ 355 N/mm2, respectively; longitudinal and transverse beams made of S355MC steel (EN 10149-2), floor cross members made of galvanized S250GD Z140 (EN 10346) steel profiles, with yield point ≥ 250 N/mm2. Standard profile height 180 mm. The floor, ceiling and corner post steel frame complies with the requirements of the EXC2 execution class according to EN 1090-2 as confirmed by production control and a valid EN 1090 certificate.

Static design of the units

The unit is designed as a two-axis steel moment frame. Secondary beams transmit the loads to the primary beams, and from there the forces are transmitted to the corner posts via rigidly designed ceiling and floor corner fittings. At the same time, the floor corner fittings also transfer the unit loads to the foundation floor. The unit dimensions and particular load-bearing elements can be adapted to the needs of the building in question and the bearing of loads acting on it.

Units that do not fall within the standard dimensions and standard permissible loads can also be manufactured. In such cases, it is necessary to conduct the static verification of the unit frame, which will serve as the basis for appropriate unit construction.

Steel frame protection

As a standard, a coating system that provides the C3 class of protection (ISO 12944-2:2018) is used.

Connection between modules

The REM Modul PLUS modular system uses an innovative rubber seal for an airtight joint between two modules. This creates an airtight building envelope and makes the building compliant with a nearly-zero energy standard.

Ceiling

In addition to the top insulation layer, the ceiling of the REM modul PLUS can also acts as a primary roof, ensuring good watertightness and protection against the elements.

The type and thickness of thermal insulation can be customized to comply with the required U-values of the building.

The installations necessary for the proper functioning of the unit are concealed in the installation layer.
The installation level consists of a timber structure with a glass wool filler.

The interior finishing layer consists of two 12.5 mm thick fire-resistant gypsum boards, mounted one on top of the other in an offset pattern.

Walls

The external wall of the module is the main dividing barrier between the exterior and the interior. Different wall types can be used to achieve the standards required by the project specifications.

The interior finishing layer consists of two 12.5 mm thick fire-resistant gypsum boards, mounted one on top of the other in an offset pattern.

The installations necessary for the proper functioning of the unit are concealed in the installation layer. The installation level consists of a timber structure with a glass wool filler.

Partition walls

Partition walls are dimensionally (height) equal to the interior height so that they divide the space. We offer partition walls that are tailored to meet thickness, sound insulation and fire resistance requirements.

Floor

The main function of a floor is to withstand stress and wear. The floor in REM modular units can be customized to withstand all types of loads.

Floor composition

The floor coverings can consist of:

The colour, thickness and dimensions of the floor covering is customized according to the project specifications.

Doors and windows

PVC, wood or aluminium windows and doors

Window glazing can be adapted to comply with different energy and material requirements as well as required custom dimensions. The dimensions of entrance and interior doors can be customised, and they can be made of various materials and equipped with different accessories to add function to the final building.

Electrical installations and equipment.

The majority of the electrical installations in the units are pre-prepared and only minor finishing works are required on site. We can comply with a variety of electrical installation standards and designs.

Various options for sanitary installations and equipment are available for selection. Sanitary facilities can be designed in a variety of ways, with sanitary fittings and equipment to suit the customer’s requirements.
